Project Managers
We are seeking a high-energy, highly intellectual individual who has experience in all phases of construction. Must be able to direct and motivate a project team of architects, engineers and subcontractors and have the ability to manage multiple tasks. Candidates must be detailed, analytical, organized as well as personable, cordial, flexible and have a good sense of humor. One of the most important characteristics we seek in a Project Manager is passion for fine craftsmanship.
This position requires a high, sustained mental energy and enthusiasm level to keep up with the pace of activity dictated by the industry. The successful candidate will have a sound understanding of contracts, plans and specifications and knowledge of construction methods, materials and regulations.
This person will also be computer proficient and able to use Microsoft Office and Outlook with ease as well as project specific software such as Timberline. Strong written and communication skills as well as interpersonal skills are required. The ability to make decisions and to analyze and address problems is required. This person must be able to prioritize and work with little or no supervision form job start-up to job completion which includes but is not limited to; coordination with architect, engineer, decorator, owner’s representatives and owner, understand safety issues and help enforce compliance with safety regulations, run weekly job meetings, establish and update job schedule regularly, prepare, distribute and log change orders, organize, log and maintain SK drawings and revised construction plans, publish, post and list regularly for review by subcontractors and design team, send “Request for Information” list to architect as necessary, order windows, doors and hardware, review all door, window, hardware, schedules from architect, develop door, window, hardware schedules if necessary, review and monitor all allowances stated in contract and request and log in all shop drawings. Must approve sub/supplier bills monthly, enter commitments into Timberline for all subcontractors including changes and extras, prepare bills to owner monthly. Must request and follow through on certificate of occupancy after final inspection, administer and distribute punch list(s) and additional work lists at substantial completion stage of the job and prepare and distribute job closeout letter to subcontractor.
Project Manager’s Qualifications:
- A 4 year degree in construction management (BSCE, BSCM ) from an accredited institution is preferred, or experience equivalent to a four-year degree
- Five plus years experience as a construction Project Manager
- Strong knowledge and understanding of construction scheduling, construction costs and accounting
- Thorough familiarity with construction methods, materials and their characteristics, installation procedures and tolerances
- Exceptional math, written and oral communication skills
- Strong desire to drive complex and sometimes challenging projects to completion
