Head Estimator
Position Summary:
Head Estimator prepares preliminary conceptual estimates from schematic drawings on a wide variety of design/development of residential projects. Head Estimator selects subcontractors for the bidders list, cost-plus and stipulated sum projects. They also prepare final negotiated or competitive estimates from bid documents for residential projects. Head Estimator is an active participant in sales process.
Responsibilities:
- Read and evaluate drawings and specifications
- Develop and update project schedules
- Perform value engineering and construction detail review to help client and architect refine design and budget
- Participate in site visits to evaluate site sensitive features and identify potential field constraints which should be incorporated into estimate
- Prepare cost estimates using the company computer program and historical rate database by project type, area and commodity with selective use of additional pricing information from specialty contractors
- Develop and update estimate unit rates from project historical cost records
- Prepare ad hoc studies to evaluate alternative materials or work processes, refine assembly estimates, or refine installation and material rates by area
- Prepare contingency assessments to reflect the degree of design information needed to prepare accurate estimates
- Factor construction phasing into estimates with feedback from Project Managers
- Submit Requests for Information (RFI’s) to the architect, vendor and/or client for clarification of blueprints and specifications
- Incorporate new and revised information, vendor quotes, and in-house labor/material take-offs to create base estimates
- Write clear and concise preliminary and contract notes which delineate Assumptions, Exclusions, Clarifications and Allowances
- Strategize with Sales Team on proper presentation of estimates
- Take part in pre and post construction meetings to clarify estimate to, and gather cost feedback from, Project Manager and Superintendents
- Manage team of estimators
Requirements:
- BA in Architecture, Construction Management, Civil Engineering or combination of formal education and practical work experience
- Minimum of 7 years of construction estimating experience
- Proficiency with MS Office tools; a high level of computer literacy with a command of other office software including spreadsheets, word processing and database application
- Ability to estimate multiple projects simultaneously
- Ability to estimate multi-million dollar projects
- Ability to execute sophisticated project budget tracking on phased projects
- Ability to strategize bid presentations
- Experience with Timberline a huge PLUS!!
- Proven track record of mentoring junior estimators
- Ability to read/analyze blueprints
- Strong math skills
- Excellent oral and written communication skills
